Clementi punches above its weight. It's technically West side, but it feels way more central than most western towns. NUS is right there, one-north tech hub is nearby, and the MRT gets you to town in about 20 minutes. The food is fantastic too — Clementi 448 market has been a local favourite for decades. It's got that mature estate charm with proper connectivity.
Clementi Mall and 321 Clementi are both integrated with the MRT — very convenient. NUS campus is adjacent, which gives the whole area a slightly younger, more vibrant energy. West Coast Park is great for families. The school cluster includes Nan Hua Primary, Clementi Primary, and NUS High School. If you work at one-north or the Biopolis area, your commute is basically non-existent.
Clementi is pricier than most West side towns — the mature estate premium is real. 4-room flats go for about $450k to $640k. Near the MRT, prices push higher. Newer BTO completions at Clementi Peaks have set new benchmarks. If you want value in Clementi, look at the older blocks a bit further out — still walking distance to everything, but easier on the wallet.
Ideal for NUS staff, one-north workers, and families who want West side living without feeling like they're in the suburbs. The school cluster is strong and the food scene is legit. It's on the pricier end for the West though — if budget is tight, Bukit Batok and CCK are nearby and significantly cheaper. Clementi is that comfortable middle ground between central glamour and western affordability.
