JW is where you go when you want space and affordability. It's big, it's spread out, and honestly, for the price you pay here, you can get way more flat for your dollar compared to central areas. Jurong Point is one of the largest suburban malls in Singapore, and the food options there are surprisingly good. Yes, it's far from town — but that's exactly why it's affordable.
Jurong Point is the star — it's huge, has a great food court, and is right at Boon Lay MRT. Jurong Lake Gardens (formerly Chinese and Japanese Garden) is a beautiful green space for families. Pioneer and Boon Lay MRT serve the southern parts on the EWL. The Jurong Region Line will eventually connect the northern areas that currently rely on buses. Sports and rec facilities are decent throughout.
This is one of the most affordable towns in Singapore. 4-room flats range from about $360k to $500k. Near Pioneer and Boon Lay MRT, prices are higher but still very reasonable. Head further north and you'll find deals that are hard to beat anywhere else on the island. Newer BTOs have refreshed parts of the town, but older stock keeps the entry barrier low.
