Two words: Chomp Chomp. Okay, but seriously — Serangoon is one of the best-connected towns in the North-East, with both the NEL and Circle Line meeting at Serangoon MRT. NEX mall is massive, the Gardens area has that old-school charm with genuinely great food, and the whole town has a mature, settled feel that's hard to replicate in newer estates.
NEX is one of the biggest suburban malls in Singapore — you could live there and never need to go anywhere else. Serangoon Gardens and Chomp Chomp Food Centre are the real draws though — satay, BBQ wings, carrot cake, the works. Having two MRT lines is a huge advantage for commuting. Schools like Rosyth, Zhonghua Primary, and Nanyang JC attract families from all over. The area has great character.
The interchange status and lifestyle factor push prices up. 4-room flats go from about $450k to $620k. Near NEX and the MRT, expect to pay more. The Circle Line adds value that single-line towns don't have. Chomp Chomp proximity is a genuine selling point that agents actually use. Compared to single-line towns in the North-East, you're paying a premium, but you're getting premium connectivity.
If you're a foodie who wants NEL+Circle Line connectivity, Serangoon is the one. Families love the school cluster and the established neighbourhood feel. It's a nice middle ground — not as expensive as Bishan, not as far out as Sengkang. Budget hunters should compare with Hougang next door, where you sacrifice the Circle Line but save a noticeable chunk. Serangoon is comfort and convenience rolled into one.
